A new submission has been received by Meath County Council for phase three of Abbeyfields. The moate Reference TA40336, the planning application is for 35 three bedroom semi-detached and 64 four bedroom semi-detached houses.

Residential density is proposed at 12.8 units per ha, phases 1 and 2 were at a combined density of 13.3 units per ha. A creche with 19 car park spaces has been included.

Of some note is that the ring road that would be created if the development at the back of the Monastery went ahead has been re-classified from distributor road to collector road. This means that less stringent regulations about driveways, access and lines of sight are used to determine if the road and bends are suitable for traffic.

Further details on the proposed water and waste treatment plants have been provided. No doubt this will be of major interest to other developers in the area as currently it would appear that all other developments in the area will be depending on these plants!

Of major concern to residents is the detail that was not included in the revised submission.

No reference to construction traffic speeds, HGVs in close proximity to childrens play areas, dust and silicate matter from construction traffic.

No reference to finishing road surfaces, proposed timetables or completion dates (so far the developer has built approx. 18 houses per year so the proposed 99 houses will mean residents will be living on a buliding site for another five and a half years. A total of 11.5 years. Some residents will have moved here with children who will have grown up, gone to school, gone to work and been married at this rate)

On the plus side, if this submission is approved subject to restrictions, there is hope that other developers will be able to procede and provide other housing and, dare we say it, shops/commercial premises.
